I love the availability to ground level access with endless food and drink options surrounding the buildings. I'm excited to stay here for a long time to come

Downtown Dallassubmitted by Ryan U. - |Recommended: Yesmaintenance staff is great. rooftop dog bathroom is a terrible idea, smells bad, lazy dog owners let dogs piss wherever, not just the potty area. office staff can be a little inconsiderate. need to work on their customer service skills. great location, reasonable rates for10 year old décor but like I said rates are good. has a bowling ally but tenants abuse it and it gets broke a lot, amenities are good but who cares its downtown Dallas barely use them other than the pool.

His hours will be in the evening and weekends for our resident's convenience. Parking passes for your guests can also be purchased in our office.
Update on the transition from a residentsubmitted by Kris B. - |Recommended: YesWriting this review strictly to address that Lincoln would be receiving three stars from me if not for one employee. Sounds crazy, but one good employee can make up for a lot of problems and in this case its Ollie. This guy works his tail off for Lincoln Property and honestly with all the inherited issues from Spectrum hes likely taken a lot of grief. However, he is someone who genuinely wants to make the property as successful as it can be. Whenever there is an issue he seems to be the guy that solves it. The head maintenance guy and his assistant Jose are also great to work with. Look Spectrum really messed the place up and were really only good at throwing resident events. The building needs a capital investment to be a premier Luxury Apartment in downtown again, but at the very least Jose the Head Maintenance guy forget his name and Ollie are the only reason I renewed my lease, because you can tell they will fix the mistakes of the previous management group. It is very quiet and I never here my neighbors other people unless theyre walking in the hall. One thing that could improve things a lot is having office staff answer the phone.. even if its 15 minutes before closing at 6. I work 8-5 everyday and get home at 5 40 usually and have needed to contact the office. Everytime no one answers. Also, I feel like more numbers should be given out and answered when called. All there was available that I could find is the office number, which no one ever answers. Recently I saw the emergency maintenance number and I did appreciate that. Overall, staff is friendly just need to be more attentive I guess. I must say the men who work in the parking garage are great and very hardworkers Love living here

We can definitely empathize with your frustrations and appreciate you voicing your concerns with us. As of last month, our lines have been replaced and we're receiving new office phones to ensure that our residents have a direct line of communication with us. After hours, you're more than welcome to leave a message with our answering service or shoot us an email. We'll be sure to reply as promptly as possible. Please let us know if there is anything else that we can do to ensure that Third Rail continues to be a great place to call home.
Pleasantly Surprisedsubmitted by Marie C. - |Recommended: YesWe moved into Third Rail Lofts two weeks before the announcement of Lincoln Property Management taking over. Honestly, we were swooned by the Go Local feel the previous management group offered, so we were worried about a large corporate group coming in. However, the transition has been great and we have been quite pleased Ollie is such a fun energy to have around and I'm thankful for the increase in community events in the past couple of months. We've had a couple of maintenance emergencies and the staff has responded promptly, keeping us in the loop about the progress of our ticket throughout both situations. The only frustrating experience we've had are the fobs to move around the community frequently going out on us. I've been locked in the stairwell three times due to this issue and locked in the Third Rail Lofts building one day unable to even get on the terrace and over the my building, Gulf States. I understand this is a work in progress, but it really needs to get settled, or there needs to be a way for a central location to unlock doors for residents when fob issues happen after hours not waiting for security to show up, which can be confusing at times, especially in Gulf States, describing where you're locked out . Thankfully, the Third Rail Lofts staff has always tried to handle these situations with grace, even when residents take their anger out on them. Overall, living at Third Rail Lofts has scratched our itch for the living in a Big City. We're thankful to have had this experience and would gladly recommend it to our friends
